Land Overview
The ranch is located on top of one of the highest hills in the area. Vistas of rolling hills and rock outcroppings are studded with live oaks and junipers under the big Texas sky. The fields behind the house have been cleared of cedar and have deep soils for quality grazing. North of the house transitions into a mixed Oak and Elm Savannah with tall grasses. The East side of the ranch transitions from mixed Oak and Juniper, to the tall 1,080 caliche hilltop. The ranch is capable of supporting an animal unit per 15 acres for year-round grazing. High quality native white tailed deer, Rio Grande Turkey and dove are abundant.
About the Area
Juniper Hills Farm is located in the historic Peyton Colony where tracts of land were granted to freedmen after the Emancipation Proclamation. One of the original settlers was the Jones family who was granted this land in 1877. Remains of the homestead can be seen near the livestock corral. The Rock Cistern and well was used as a water source by the Jones family for irrigation and livestock.
Wildlife Management Tax Valuation
The property is currently enrolled in the 1d1 Wildlife Management program for favorable open space tax valuation (Ag Exemption). Activities include, cedar clearing, planting wildflowers and native grasses, supplemental shelter, supplemental water and feed. 40+ birdhouses are strategically located, some of which are listed on the Texas Bluebird Trail. The owners maintain 3-6 Beehives that provide wonderful native honey and enhance pollination. The owners also received a grant from the Monarch Watch Organization of 550 milkweed plants for the Monarch Restoration Program.
